Examples of tenant-buyer

The Lease Option program is great for individuals who, for different reasons, cannot qualify for a mortgage right now but are potentially set up for it in a few years ahead.

The self-employed

John and Ann are a common-law couple. John is self-employed as a plumber and Ann has a part-time job in retail. Because of John’s self-employment getting a mortgage at a bank is proving to be difficult, though they both have good credit scores.

We can help John and Ann obtain a mortgage at the end of the term through our Money Coaching and Mortgage Brokers

The divorced

Jane is a recently divorced single mom of adult children who wants to buy a condo. She has been at her job for 20 years but her credit suffered during her divorce. She’s looking forward to not having to shovel snow as a part of condo life but would like an extra bedroom so her children can visit during the holidays.

We are able to work with Jane to clear up her Credit Report from the divorce and be well on her way to Condo living!

The indebted

Greg and Mary are a newly married couple who want to buy a home that is close to both of their workplaces as well as a school they want their baby and toddler to eventually attend. Both have good jobs now but before they met a few years ago, Greg accrued a lot of debt while transitioning between jobs.

We are able to work with Greg and Mary to clear up their debt through our Credit Repair Program and Money Coaching.

The bankrupted

Steve and Joy have been married for 10 years and have lived in their current rental home for six years. Both have jobs, however Joy had a bankruptcy prior to their marriage. Joy has since been discharged and finances are back on track. They have a son who wants to stay in his present school, so they would like to purchase the rental home as the owner wants to sell.

We are able to purchase the home from the Landlord and work with Steve and Joy to remove the bankruptcy on their credit report as well as make the additional savings needed for their down payment.
